Rental costs by region
In the examples below, furnished two-bedroom apartments were advertised between Rs 27,000 and Rs 60,000 per month. Larger homes and villas with private facilities can cost considerably more. These figures describe the selected properties only; they are not a price range for the whole market.
The examples were checked on PropertyMap.mu on 23 September 2026. They are asking rents, not confirmed rental transactions or regional averages. Prices, availability and included services can change.
North: Grand Baie, Pereybere and Mont Choisy
The north offers a choice of apartments and houses around established coastal areas. When comparing homes, look at the exact address, distance from shops and the beach, and whether the residence has shared facilities.

The difference between these examples is a reason to compare the specifications carefully. It does not establish that one town is always cheaper than another. A newer interior, additional space or different services can change the price substantially.
West: Flic en Flac and Tamarin
On the west coast, compare apartments and villas separately. A private pool, larger garden or additional bedrooms can put a property in a very different budget category from an apartment nearby.

Check whether pool care, gardening and residence charges are included. Also consider transport: a home that works well for someone based on the west coast may involve more driving for a household commuting to another part of the island.
Centre: Moka and nearby residential areas
If work or school takes you to the centre, compare the full cost of a central home with the rent and travel costs of a coastal address. The central region includes different types of neighbourhood and housing, so the Moka examples below should not be treated as prices for all central towns.

For an apartment, confirm parking, lift access, building management and any charges payable separately. Compare floor area and condition as well as bedroom count.
East: compare the exact location and services
For an eastern search, you might consider Belle Mare, Trou d'Eau Douce and surrounding areas according to your daily routine. This sample does not contain enough comparable eastern properties to provide a useful price indication.
Build a shortlist of current homes with the same bedroom count, furnishing level and lease duration. Check the distance to regular shopping, healthcare and work before judging whether the rent fits your budget.
South and south-east: include travel in the budget
Mahebourg, Blue Bay and other southern locations may suit a household with work, family or lifestyle priorities in that part of Mauritius. No regional price range is given here because the selected sample does not cover these areas.
Compare current properties for your intended dates, then add your likely transport costs. A lower rent can be less attractive if it creates a longer daily journey or the need for an additional vehicle.
What will you pay each month besides rent?
Use this calculation for every property on your shortlist:
Monthly housing cost = rent + utilities + internet + services and charges payable by you.

For example, Rs 50,000 in rent + an assumed Rs 5,000 in separate monthly bills = Rs 55,000 per month, or Rs 660,000 over twelve months. The Rs 5,000 is only an illustration, not an estimate of typical bills. Replace it with figures suited to the property and your household.
Ask about recent consumption where available. Air-conditioning use, the number of occupants and working from home can all affect your own bills.
How much cash do you need before moving in?
Keep the initial payments separate from your monthly budget. You may need the first rental instalment, a security deposit, an agency fee and money for moving or setting up utilities.
Request an itemised statement showing the amount, recipient and due date of each payment. Confirm the agency commission, including any applicable VAT, rather than assuming every agency uses the same tariff.
A refundable security deposit is cash you need available at the start. If it is returned in full, it is not a permanent housing expense. Its return and any deductions depend on the agreement and applicable law.
Compare like for like before making an offer
Start with properties of a similar type, size, furnishing level and lease duration. Confirm what is included and check that different adverts do not refer to the same home.
Ask for a quote covering your actual dates. A monthly rent offered for a twelve-month lease may not apply to a three- or six-month stay. Check any rent-review clause and, if your income is in another currency, allow for transfer fees and exchange-rate changes.
