One of the standout features of this plot is its exceptional proximity to the beach, located only about 5 minutes’ walk away. This short walking distance to the coastline significantly enhances the value and appeal of the land, making it attractive not only for residential living but also for development projects that benefit from a coastal lifestyle. Properties within walking distance of the beach in the north of Mauritius are increasingly sought after by both local buyers and international investors.
With a generous land size of 706m², this plot offers remarkable flexibility for development. The surface area and configuration make it perfect for villa projects or apartment development (subject to the necessary approvals), giving investors the possibility to create a modern residential project that responds to the strong demand for housing in the northern region. Whether the vision is to build stylish private villas, a small residential complex, or a spacious family residence, the land provides the ideal foundation to bring such projects to life.
Cap Malheureux is well known for its authentic coastal charm, beautiful scenery, and relaxed atmosphere. Over the years, it has grown in popularity among property buyers who appreciate its peaceful setting while still being within easy reach of the main northern hubs such as Grand Baie and Pereybere. The village continues to attract new residential developments, making it a promising area for long-term property investment.
The location of this plot further enhances its investment appeal. Being close to the beach naturally increases the attractiveness of any future development, whether for personal use, long-term rental, or resale. Investors often prioritize land in coastal areas due to the consistent demand from buyers and tenants who wish to live near the ocean and enjoy the lifestyle that comes with it.
For individuals looking to build their dream home, this plot offers the opportunity to create a residence in a tranquil yet well-positioned area. A modern villa with outdoor living spaces, landscaped gardens, and possibly a swimming pool could perfectly complement the surroundings and coastal ambiance of Cap Malheureux.
At the same time, developers will recognize the potential this land holds due to its size and strategic location. As the northern region continues to expand and develop, opportunities to secure plots of this size within walking distance of the beach are becoming increasingly rare.
