Launched in 2023, Anahita Beau Champ expands and enhances the Anahita Mauritius experience with an innovative approach to real estate development. Spanning 118 hectares, this project, developed under the Smart City scheme, emphasizes quality of life, authenticity, and sustainability, offering a harmonious living environment in the preserved eastern region of the island.
Complementing Anahita Golf Resort—designed as a golfing and seaside destination—Anahita Beau Champ has been conceived as a true year-round residential community. It includes shops, international schools such as Clavis International Primary School, leisure facilities like the RM Club, and local services, ensuring a convenient and enjoyable daily life.
This project embodies a modern and sustainable vision, combining the elegance and refinement of the Anahita lifestyle with an immersion in a preserved natural environment, providing a unique residential experience in Mauritius.
3. What types of properties are available at Anahita Beau Champ, and which investor profiles do they cater to?
First of all, we are delighted by the enthusiasm of investors for Anahita Beau Champ. Since its launch, sales momentum has been very strong, and just 15 months after the start of marketing, we began infrastructure works for the first residential phase in October last year.
Anahita Beau Champ offers a diverse range of residential options, tailored to different buyer profiles. The plots of land, available to both Mauritians and residence permit holders, have all been reserved. These allow owners to design bespoke villas adapted to their personal preferences and needs. Our off-plan villas (VEFA – Vente en l’État Futur d’Achèvement), with a few units still available, combine contemporary luxury with landscape integration, featuring architecture that fosters a seamless connection with nature. Lastly, the penthouses and apartments, also sold off-plan, are housed in boutique-style residences of five units each, set in a lush environment with an architectural identity that blends harmoniously with the surroundings. As of now, only four out of fifteen units remain available.
This offering appeals to a diverse clientele, including Mauritian residents looking for a premium living environment with nearby amenities, expatriates and international investors drawn to a natural setting with strong rental potential, as well as retirees and families seeking a peaceful, vibrant community with well-developed infrastructure such as schools, shops, and green spaces.
Moreover, in a Smart City, 50% of the development must be dedicated to commercial, leisure, and service activities. In line with this, Clavis International Primary School opened its doors in January 2025, and a 2,000 m² sports center (RM Club) will soon welcome its first members. We are also developing a business hub that will host several companies, including Alteo, which plans to move into its new offices within approximately 18 months. This commercial and professional component is a key strategic focus of Anahita Beau Champ’s development, creating a dynamic ecosystem where residential, service, and economic activities coexist harmoniously.

Anahita Beau Champ is the only development in Mauritius to receive a WELL Community precertification, a recognition that highlights our commitment to creating a living environment centered on residents' well-being and sustainable urban planning.
This certification, awarded by the International WELL Building Institute (IWBI), is based on rigorous criteria ensuring a healthy, balanced, and fulfilling environment for its inhabitants. It is structured around ten fundamental pillars, covering key aspects such as air and water quality, soft mobility, green spaces, access to healthy food, thermal and acoustic comfort, as well as mental and social well-being.
In practical terms, this WELL Community precertification means that every aspect of Anahita Beau Champ's development has been designed to enhance quality of life and promote a harmonious and sustainable lifestyle.
Among the initiatives implemented:

Anahita is pursuing long-term development with a strategic vision focused on multiple key areas. The gradual expansion of Anahita Beau Champ is underway, with new residential phases under study to enrich the real estate offering and meet the needs of an increasingly diverse clientele. We are also planning to launch new property types that have not yet been included in our portfolio, further broadening investment and residential opportunities.
At the same time, enhancing services and infrastructure remains a priority. The development of leisure facilities such as our upcoming Beach & Boat Club, as well as additional green spaces and retail areas, aims to enhance the vibrancy of the community and provide residents with an even more attractive and functional living environment.
